Valcre supports import of PwC US Investor Survey data into our Valcre Workbook.  Below is an overview of the data that can be imported into Valcre and links to helpful information to walk you through the process.

PwC US Investor Survey data supported in Valcre:

  • Capitalization Rates (OAR) | current year and multi-year historical values back to 2000
  • Discount Rates | current year and multi-year historical values back to 2000
  • Residual Cap Rates | current year and multi-year historical values back to 2000

How to import PwC US data into Valcre with the API subscription:

Step 1: Set up the National Investor Survey sheet

  • Open the OAR sheet and navigate to the National Investor Survey table. Set up your table by selecting the Number of PwC US Markets, and determine if you wish to hide the Range Columns and/or Charts.

Pro tip: If you are hiding the ranges, there is no need to use the import function as it fills in those data points automatically. 

Step 2: Select Import from your Valcre Ribbon, then select PwC US Investor Survey, select the Property Type(s), and select Import

How to import PwC US data into Valcre without the API subscription:

  1. From the workbook, select the PwC US link in the OAR sheet of the workbook to login to PwC US to access Investor Survey data
  2. From the Home screen on PwC US National, scroll down and select Property under Survey Market Spotlights
  3. Select your region from the dropdown menu 
  4. To the right side of the screen select View Detailed Findings
  5. Scroll down to the lower half of the next page and locate the graph under the heading, Key Indicator Analysis
  6. On the right side of the chart, select the download button and select Download Data in Excel
  7. Export Market files from the PwC US website for up to 4 markets to analyze in Valcre
    • Note: Historical data access varies by PwC US Subscription Plan
  8. Navigate to the OAR sheet in the Valcre Workbook and load each Market file into the National Investor Survey table
  9. Data will automatically populate the table and charts for all periods included in the export files
  10. Imported data will automatically populate the Discount Rates and Residual Cap Rates tables and charts on the RATES sheet
  11. Manually populate ranges (min and max) if desired for analysis

Q: What subscription level do I need to leverage the PwC US API integration?

A: Currently, as of January 2025, PwC US offers their API at the Premium and Pro Plus subscription tiers.

This is subject to change by PwC US.

Q: What do I need to do to have my integration set up in Valcre? 

A: Send your Key to the Client Success team member at Valcre you are working with. This may be the Implementation Manager, if you are a new client and we are getting you set up, or your Client Success Manager, if you are no longer getting your software Implemented. 

Q: Do I have to upgrade my PwC US subscription to import PwC US data to the Valcre Workbook?

 

A: No! You can continue to use our bridge file import process. This will continue to be an option for all users at any PwC US subscription level (Essential, Professional, Pro Plus, Premium).

 

Q: Do I need to upgrade my PwC US subscription to access the new tables and charts in the latest Workbook update?

 

A: No! You can access all new tables and charts in the Workbook regardless of your PwC US subscription level. 

 

Q:Will I receive my own API key or is that managed on the organizational level? 

 

A: Your key can be used across the entire organization.

 

The key is auto-generated from Investor Survey and emailed to the primary client contact for the current Investor Survey subscription. The subscriber will also receive a collection document via email with the API key.
