The blue shaded fields are suggested to be populated but only the Expense Year field is required. Once data is entered into a shaded field – the shading will change to white. The Primary Photo from the Property record will show at the top of the page along with the location on a map.

1. ADD...

Select Add... to add Files or Photos to this comparable record.

2. ADD TO JOB

Select Add to Job to add the comparable to an appraisal job record so that you can add it to a Set.

3. EXPORT AS...

Select Export As... to export this comparable as a Datasheet (or another Export type). 

4. MAP

Select Map to open a new page which will show the property within Google Maps.

5. GENERAL

Ensure you populate the Expense Year within the General section.

6. INCOME

Populate the Rental Income and the Other Income fields in price per square feet per year format.

7. EXPENSES

Populate any of the Expense category lines within the $/SF column or the %EGI column. The corresponding column will automatically calculate. You may skip to any expense category that you need to while leaving blanks. The expense categories match up with those used within the Valcre Excel template. You should be as complete as possible when entering your expenses into the various expense categories in the database; once you import the expense comparable into the Excel template you will be able to re-assign any expense category to be included within an expense category you are using within your appraisal.
