This video will demonstrate adding a new property within the Valcre app.

  • Please note this video uses a slightly older version of Valcre Online. The steps and processes are the same, however, the view may vary slightly. 

How to Guide

When creating a property in Valcre Online, it's important to add key details such as location, qualitative comments, buildings, streets, traffic, and any associated images, files, or contacts. This guide will walk you through the process step by step.

Step 1: Select Create New and then select Property from the left side menu. 

Step 2: Enter Property Details

  • Fill in the relevant property details.
  • This information will automatically transfer to your Valuation Workbook when you load a job with this property, eliminating the need for duplicate entries.

  1. Some dropdowns allow multi-selection where applicable.
  2. Fields with light blue shading are important but not required. As you type in them, the shading disappears.

 

Step 3: Enter the Street Address

  • Manually type the address or use the Get Property Data button for automatic retrieval.

Get Property Data Integration with Cherre

The Get Property Data feature in Valcre Online is powered by Cherre, which provides property data. While Cherre is an excellent data source, no data provider is flawless. During our evaluation of various data sources, Cherre stood out as the most accurate option. However, it’s always important to conduct due diligence and verify data accuracy.

If you encounter a data discrepancy, please contact both Cherre and Valcre Support for assistance and resolution.

  1. Enter the first line of the address. A list of possible matches will appear.
  2. Use the zoom in/out function on the map to verify the location. Adjust the pin if needed.
  3. Select NEXT and choose which data points to include in the property record.
  4. Click SAVE to store the geocode location and auto-fill the address and parcel details.

Property type-specific sections

  • Fill out the relevant sections based on the property type.
  • If a section is not needed, use the arrow to collapse it for a cleaner view.

Comments

  • Enter relevant comments and select applicable options.
  • Note: Only Comments (Private) are not synced into the Valuation Workbook.

Unit Counts (Multi-Family Properties Only)

This section allows you to add multiple unit counts for multi-family properties

Parcel Tab

This tab has been added with the newest update to Valcre Online. 

This section allows you to view and manage parcels associated with the property.

  • Parcels retrieved via Get Property Data will appear here.
  • You can also manually add new parcels.

Step 1: Select Add Parcel

Step 2: Enter parcel details

Step 3: Add Assessment & Taxes information

  • Select Add Assessment Year and enter the corresponding data.
  • Note: Each parcel can have multiple years of assessments.

Buildings Tab

This tab allows you to add applicable buildings to the property. 

Steps to Add Buildings

  1. Select Add Building to include as many buildings as needed.
  2. Enter building details.
  3. Descriptions are only required for subject properties and will sync into the Valuation Workbook.

Street tab

This section allows you to add all relevant streets to your property.

Steps to Add Streets

  1. Select Add Street.
  2. Enter the applicable street details.

Comps Tab

This section is where you can add records of transactions associated with this property if you want to utilize this property as comparable for any job(s).

Files Tab

This tab allows you to upload images and documents related to the property.

Steps to Add Files

  1. Select Add Files and select or drag-and-drop your files.
  2. Select Upload and add relevant comments.
  3. Set a primary image (denoted by a star) for reports and datasheets. By default the first image uploaded will be set as the primary image. 
    • Select the star on your preferred image or drag it to the first position.
  4. (Optional) To delete an image, use the delete button on the thumbnail or in the image list.

Related Tab

View contacts and jobs linked to this property.

Contacts

Step 1: Select Add Contact to link an existing contact from Valcre Online.

Step 2: If the contact is not in the system, select New Contact and follow the on-screen steps.

 

 

Jobs

This section lists all jobs that are linked to the property.

Now that you've created your property record, it can be found in the Properties section of Valcre Online.
