    • Workbook: 1.6.3.1 or higher
    • Add-in: 2.0.12.0

    • Job loaded in Valcre Online
    • Valuation Workbook set up and completed 
    • All applicable approach modules finished. (Sales Comparison, Income, Cost)

What is BRAVE?

BRAVE is a standardized, 99-field dataset delivered alongside your appraisal report. It gives banks the structured data they need without manual rekeying; and gives you one universal export format that works with every client.

Your Valcre workbook already contains all 99 fields. The BRAVE Exporter simply extracts them into the industry-standard format banks require.

How to Export Brave Files

Step 1: Complete Your Appraisal

  1. Load your job from Valcre Online
  2. Complete your Valuation Workbook setup
  3. Finish all approach modules used in your appraisal (Sales Comparison, Income, Cost)

Step 2: Access BRAVE Exporter

  1. Select Export on the Valcre Ribbon
  2. Select BRAVE from the export options
  3. The BRAVE sheet will unhide in your workbook

Step 3: Review BRAVE Fields

The BRAVE sheet displays all 99 required fields with *most of the data (See step 4 for the 4 fields needing manual entry) data automatically populated from:

  • Your Valcre Online job setup (property info, client details, dates)
  • Your completed Valuation Workbook (values, metrics, property characteristics)
  • Your approach modules (income data, comparable sales, cost details)

What you'll see:

  • Field Name column: The BRAVE-standard field name
  • Response column: Data pulled from your workbook. (Blank fields needs attention)

Review these columns carefully:

  • Confirm all data is accurate
  • Update any incorrect values directly in the Response column
  • Manually enter any missing required fields

Step 4: Enter Manual Fields (If Applicable)

Four fields may require manual entry if applicable to your appraisal:

  • Excess Land Value
  • Business Enterprise Value (BEV)
  • Bulk Market Value
  • Aggregate Retail Sum

Step 5: Export Your BRAVE File

  1. Select Export to CSV or Export to XLSX (banks accept both formats)
  2. Deliver the BRAVE file alongside your PDF appraisal report

Optional: Validate your file as a best practice, however Valcre’s BRAVE exporter will ensure all your fields are in line with the BRAVE data schema. 

Field Mapping Overview

BRAVE organizes its 99 fields into 6 categories:

  1. Property Identification (15 fields)
    Address, city, state, zip, property type, subtype, parcel ID
  2. Appraisal Details (12 fields)
    Report date, effective date, file number, report type, intended use
  3. Value Conclusions (18 fields)
    As-is value, prospective upon completion, prospective stabilized, exposure time
  4. Appraiser Information (10 fields)
    Appraiser names, licenses, firm name, contact info, signature dates
  5. Property Metrics (22 fields)
    Building size, land size, year built, condition, occupancy, parking, zoning
  6. Income Approach (22 fields)
    GPI, vacancy, effective gross income, expenses, NOI, cap rate, DCR, LTV

All of this data already exists in your Valcre workbook. The BRAVE Exporter just formats it correctly.

Troubleshooting

Problem: Fields are showing blank in the Response column

Cause: Data wasn't entered in the corresponding workbook section
Solution:  If applicable, return to the relevant worksheet (Property Info, Income Approach, etc.) and complete the missing fields, then select the BRAVE option in the export button in the Valcre Ribbon again. 

  • There may be times that fields will not be applicable for the current job and will be left blank. 
    • If you have modified your base workbook, the formulas' may not be able to retrieve the data, requiring you to manually enter the data. 
  • Note: There are 4 fields which do not have a formula in them because there is not a corresponding place in the Valcre workbook at this time: Value.BEV, Value.BulkMarketValue, and Value.AggregateRetailSum, Excess Land Value. These fields will always need to manually enter these values if applicable.

Problem: Data looks incorrect

Cause: Typo or error in original workbook entry
Solution: You can either:

  1. Fix it in the source worksheet and re-export, OR
  2. Update it directly in the BRAVE sheet Response column (faster for small fixes)
Problem: Bank rejected my BRAVE file

Cause: Bank may be using outdated validator or expecting different format
Solution:

  1. Confirm you exported as .xlsx or .csv (both are valid)
  2. Contact support@valcre.com if issue persists
Problem: I don't see the BRAVE option in Export menu

Cause: Software version outdated or subscription doesn't include BRAVE
Solution:

  1. Check your workbook version (must be 1.6.3.1+)
  2. Check your add-in version (must be 2.0.1.0+)
  3. Verify you have Professional or Enterprise subscription

Best Practices

Export BRAVE as your final step after completing all appraisal work
Review the BRAVE sheet before exporting; catch any missing data early
Use consistent file naming so banks can track your submissions
Keep a copy of your BRAVE export with your appraisal file records
Deliver BRAVE with every appraisal even if the bank hasn't requested it yet (they will)

Frequently Asked Questions

Q: Does BRAVE export cost extra? A: No. BRAVE Exporter is included with Professional and Enterprise subscriptions at no additional cost.
Q: Do I need to export BRAVE for every appraisal? A: Export it for any appraisal going to a bank client. Many banks now require BRAVE, and more are adopting it. It's easier to deliver it proactively than to get requests later.
Q: Can I edit the BRAVE file after exporting? A: You can, but it's better to fix data in your source workbook and re-export. That way your Valcre workbook and BRAVE file stay in sync.
Q: What if my bank doesn't require BRAVE yet? A: Deliver it anyway. It positions you as a forward-thinking, tech-savvy firm. When they do start requiring it (and they will), you're already ahead.
Q: What file format should I use: CSV or XLSX? A: Both are valid BRAVE formats. XLSX is more common and preserves formatting better. Use CSV only if your bank specifically requests it.
Q: How long does export take? A: Seconds. The data is already in your workbook; Valcre just reformats it into the BRAVE standard.
Q: What if I have multiple appraisers on one assignment? A: BRAVE supports multiple appraisers. Enter all appraiser names, licenses, and details in your workbook, and they'll populate in the BRAVE export automatically.
