Valuation Workbook: Using the PwC US API Import Integration

Valcre and PwC US have a new joint business relationship that will continue to elevate your appraisal valuation and report writing even more! Using the API Subscription from PwC US, you can import Investor Survey data into the workbook directly using the Valcre Ribbon.

Prerequisites

  1. Valcre Subscription level: Professional or Enterprise
  2. PwC US Subscription level: Currently, as of January 2025, PwC US offers their API at the Premium and Pro Plus subscription tiers. Please refer to PwC US for more information.
  3. Valuation Workbook version 1.6.2.0 or more recent
    Add-In version 2.0.10.0 or more recent
  4. API key added to Valcre Online.
    • This can only be done by a team member at Valcre. Please send the API key from PwC US to your Client Success Manager at Valcre to add them to your platform. 

 


Import PwC US data with the API subscription

Step 1: Select Import from your Valcre Ribbon, then select PwC US Investor Survey, select the Property Type(s), and then select Import
Snag_60ad7b3.png If you are using workbook version 1.6.2.0 with the Add in version 2.0.10.0 or higher, PWC data will be pulled into the OAR sheet (National Investor Survey table), the EXEC sheet (Marketing & Exposure Time table), & the NEW PWC sheet. 

PWC Sheet

The NEW PWC sheet is available with workbook version 1.6.2.0 + Add-in version 2.0.10.0 (Both must be at this level) or higher.  This sheet allows you to segment your PWC data in a variety of ways. 

Enable the PWC sheet by including Income or DCF in the modules when setting up your workbook.

OAR sheet
Set up the National Investor Survey sheet

  • Open the OAR sheet and navigate to the National Investor Survey table. Set up your table by selecting the Number of PwC US Markets, and determine if you wish to hide the Range Columns and/or Charts.
  • Select Submarket to complete the data sync. (Data will not populate until a submarket has been selected)

EXEC Sheet

Select if you are using the PwC Real Estate Investor Survey and set up the table accordingly.

  • Selecting Yes will activate the PwC Real Estate Investor Survey section of the in the Exposure & Marketing Time table.
  • By default, this is set to No.

Import PwC US data without the API subscription:

Step 1: From the workbook, select the PwC US link in the OAR sheet of the workbook to login to PwC US to access Investor Survey data

 

Step 2: Select the IMPORT button in the OAR sheet and load each Market file into the National Investor Survey table.

 

Step 3: Select the submarket you wish to view

Data will automatically populate the table and charts for all periods included in the export files

 

Snag_60ad7b3.png Imported data will automatically populate the Discount Rates and Residual Cap Rates tables and charts on the RATES sheet.

Manually imported (not using the API Import function in the Valcre ribbon) will not be available in the EXEC or PwC sheet tables reflecting PwC data. 

 

 


PwC US API FAQs

Q: What subscription level do I need to leverage the PwC US API integration?

A: Currently, as of January 2025, PwC US offers their API at the Premium and Pro Plus subscription tiers.

Q: What do I need to do to have my integration set up in Valcre?  A: Send your Key to the Client Success team member at Valcre you are working with. This may be the Implementation Manager, if you are a new client and we are getting you set up, or your Client Success Manager, if you are no longer getting your software Implemented. 
Q: Do I have to upgrade my PwC US subscription to import PwC US data to the Valcre Workbook? A: You can continue to use our bridge file import process. However, some tables and charts, such as those on the PWC sheet will not be available with about the API key from PwC. 
Q:Will I receive my own API key or is that managed on the organizational level? 

A: Your key can be used across the entire organization.

The key is auto-generated from Investor Survey and emailed to the primary client contact for the current Investor Survey subscription. The subscriber will also receive a collection document via email with the API key.
