This guide will teach you how to use the EXEC- Executive Summary sheet in the Valcre Valuation Workbook

Access the Exec sheet by selecting EXEC from the bottom or left-side menu selectors. 

 

Comments

Key Physical Characteristics

Use the Narrative Writer function (Must have: Valcre AI add-in, workbook version 1.7.1+ and add-in 2.1.1+) to create your preferred narrative style. Make any changes by typing directly into the narrative box before selecting Use Narrative.

Older versions of the workbook/add-in: This comment box uses a formula to automatically pull data from other areas of the Valuation Workbook via Valcre Online.

  • To edit or add to the comment: Press F2. + F9 to convert the formula into plain text. 

Key Economic Characteristics

This comment box uses a formula to automatically pull data from other areas of the Valuation Workbook and Valcre Online.  It will populate once the RENTROLL sheet is completed.

To edit or add to the comment: Press F2. + F9 to convert the formula into plain text. 

Key Appraisal Problem being solved

This comment box is for manual entry. Use it to describe the key appraisal problems being addressed by typing directly into the text field. No need for F2+F9.

 


Executive Summary - Property Identification, Site Description, Improvement Description, Qualitative Analysis

These sections are primarily populated with the information entered into Valcre Online.

  • To change any of this information, update the relevant record in Valcre Online, then reload the Workbook.

Some fields won’t populate until you’ve completed other parts of the Workbook. For example, the Seismic Risk value will appear only after that field is filled out on the SITE sheet. This table will be fully populated once you’ve finished the “Front Half” of the Workbook.

These charts will appear in your report as shown in the Workbook. To remove any data, right-select the row you do not wish to display and select Hide

Snag_60ad7b3.png Pro tip: As with any table, do not delete columns or rows; it will cause workbook errors to form and prevent their usage in the Report file.

Executive Summary 2

Highest & Best Use

This table will pre-populate after completing the SITE sheet in the Workbook, using the data input there. 

Exposure & Marketing Time

This table will pre-populate after completing the Exposure & Marketing Time chart located further down on this sheet.

Strengths, Weaknesses, Opportunities, & Threats

This table has a yellow field, indicating that you can type freely into the boxes provided.  

 


 

Exposure & Marketing Time

Step 1: Select if you are using the PwC Real Estate Investor Survey.

  • Selecting Yes will activate the PwC Real Estate Investor Survey section of the in the Exposure & Marketing Time table.
  • By default, this is set to No.

Snag_60ad7b3.png Pro tip: The drop-down names in this table automatically match the data imported from PwC—either by using the Import button in the Valcre ribbon or by manually entering data directly onto this sheet. 

 

Step 2: Select the Number of PwC Markets you are using. This will adjust the table accordingly.

Step 3: Select whether you are using the Market Participant Survey and how many participants you will include.

  • Note: This section will activate at the bottom of this table allowing you to overwrite the placeholder text to fill out your Market Participants and Company information.

Step 4: Select if you are using Sales Comparables.

  • Note: This will include the Improved Sales line at the bottom of the table

Step 5: Select if you would like to include General Trend.

Step 6: Select if you would like to include Most Profitable Buyer.

  • Note: This will include the Most Profitable Buyer line at the bottom of the table.

Step 7 (if applicable): You can adjust your quarters accordingly to accommodate a retrospective valuation.

Step 8: The Months Range and Average columns will update dynamically based on the data imported via API using the Import button in the Valcre Ribbon. If you are not using the API, you will need to manually enter this data. 

  • Note: The overall Average will be calculated at the bottom.

 


 

Subject Transaction History

This table displays the subject’s transaction history as entered in Valcre Online.

  • Yellow-shaded fields can be edited directly by typing in the cell.

  • To modify text in the Comments field, press F2, then F9.

 

 

Step 1: Select the appropriate owner details from the drop-down menu.

 

Step 2: Add any additional previous transactions, or hide rows you don’t want to display.
