Market Insights is a new Valcre product that transforms aggregated, anonymized appraisal data into clear, real-time market intelligence. It gives appraisers, lenders, banks, assessors, and portfolio teams instant visibility into trends like rent, vacancy, cap rates, and sales activity; and lets them compare a filtered view against the broader market to add context and credibility to their work.
Because Market Insights is built on real, verified appraisal activity, it surfaces the kind of ground-level intelligence that simply isn't available in public datasets or third-party tools. It's embedded directly in Valcre Online, so there's nothing extra to install or subscribe to.
First step toward automated narratives. Market Insights lays the foundation for AI-generated market commentary in appraisal reports; coming in a future release.

How to Access Market Insights
Market Insights is built right into Valcre Online, no additional setup needed.
Step 1: Sign in to Valcre Online
Log in with your existing credentials. Market Insights is available on Essentials, Professional, and Enterprise plans.
Step 2: Open the Market Insights tab
Select Market Insights from the left-side navigation menu.
Step 3: Set your filters
Choose at least one Market and one Property Type. Results populate immediately and recalculate in real time as you adjust filters.
Step 4: Explore the data
Switch between the Summary and Historical tabs to view snapshots, trends over time, and AI-generated highlights.
Features
Summary Tab
The Summary tab provides a snapshot of the selected market, updating dynamically as filters are adjusted. It includes Market Averages, Key Indicators, and an AI-generated Highlights narrative. When filters are applied, the Summary displays both your filtered selection and the broader market average side by side for easy comparison.
Historical Tab
The Historical tab visualizes how key metrics have trended over time. It includes seven charts covering metrics such as Rent per Unit/SF, Vacancy Rate, Cap Rate, and Sales Volume, plus a data table for detailed review. Each chart includes trendlines for both the market average and your filtered selection, with tooltips for precise data point inspection.
Filters
Filters let you narrow or expand your view in real time. You can filter by Market, Property Type, Year Built, Transaction Price, Cap Rate, Rent per Unit/SF, and more. Multiple markets and property types can be selected at once for a broader view. The unit measure (Per Unit vs. Per SF) toggles automatically based on the selected Property Type, though you can also switch it manually using the tabs in the top right. Your last applied filters are saved automatically so you can return and pick up where you left off.
Data & Privacy
Market Insights is built on strict privacy controls. Your individual records are never exposed or shared at a record level.
Your data stays yours. All data is anonymized and aggregated before it is ever included in Market Insights. It is used only to identify broad market patterns; never to surface or identify your properties, clients, records, or appraisal activity.
Participating in Market Insights benefits everyone: your data contributes to stronger, more accurate market benchmarks, and in return you gain access to real-time intelligence that cannot be found in any public dataset. Opting out of data participation will remove your access to Market Insights.
Frequently Asked Questions
Q: Can I view Market Insights for more than one Market or Property Type?
A: Yes. Market Insights supports multi-select for both Markets and Property Types, giving you a broader view across multiple geographies or asset classes at once.
Q: Will Market Insights be available in my Valcre Workbook or Report templates?
A:Market Insights is currently only accessible from Valcre Online.
Q: Can I save different filter views?
A:Market Insights automatically saves your last applied filters so you can return and pick up where you left off. Saving multiple named views is not currently supported.
Q: Can I export Market Insights data?
A: Not yet. A future release will allow you to export Market Insights data directly into report templates.
Q: How is my data being used?
A: Your data is anonymized and aggregated before it is included in any Market Insights output. It is used exclusively to identify broad market trends never to surface or identify your individual properties, records, or activity.
Q: Can I opt out of having my data used?
A: Yes, though opting out will remove your access to Market Insights, as the product is powered by anonymized, aggregated data from participating users. Contact your Client Success Manager if you have questions about your data settings.
