HUD Form 92273 is the Rental Housing Market Analysis form used in FHA-insured multifamily lending. It supports the appraiser’s analysis of market rents for each unit type in the subject property by documenting comparable rental units and supporting any adjustments made to reach a concluded market rent.
The HUD 92273 Standard module in the Valcre Workbook allows you to complete this form for up to three valuation scenarios: As Is, Upon Completion, and Upon Stabilization; and present up to five unit types per scenario. Data flows in automatically from your SURVEY sheets and UNITMIX setup, reducing manual entry and the risk of transcription errors.
Pro tip: Use this guide if you are working on an FHA assignment that requires the Standard version of Form 92273. If your assignment requires Section 8 rent analysis, refer to the HUD 92273 S8 guide instead.

Prerequisites

Loading the HUD 92273 Standard Module

What Gets LoadedLoading the module adds three new worksheets to your Workbook, one for each valuation scenario:
Each sheet contains five forms, allowing you to present up to five unit types within that scenario. You do not need to use all five forms, unused forms can be left blank or removed from your Valcre Report.

Completing the Forms
The steps below apply to all three worksheets. Start with As Is and repeat for the Upon Completion and Upon Stabilization worksheets as needed.

Step 1: Select the unit type to be presented At the top of each form, you will see a row of dropdown selectors: One for your Subject and one for each comparable. Use these to select which unit type you are analysing in this form.

This will populate the forms with the Subject and Survey Comparable data that corresponds to the unit type you will be presenting. Note: This data will come from your SURVEY1 sheet, so it is important to import your comps there first. |

Step 2: Review Auto-Populated Fields After selecting your unit types, review the fields that have populated from your SURVEY data. Confirm that the following pulled in correctly. If any of this data looks incorrect, check the source data on your SURVEY sheet and correct it there before continuing. | |||||

Step 3: Complete Fields Requiring Manual Entry

Step 4: Enter Adjustments The yellow-shaded columns in the form are the Adjustments columns. Use these to enter dollar adjustments to each comparable for relevant differences from the subject.

Step 5: Add Additional Comparable Characteristics (Optional) At the bottom of the main comparison grid, there are additional rows you can use to document characteristics not already included in the standard form layout. You have two options for completing these rows:

Note: These additional rows are optional. Leave them blank or hide the rows (do not delete) if you do not have characteristics beyond the standard fields to document. |

Step 6: Review Rents, Adjustments, and Remarks At the bottom of each form, review the following before finalizing:
If you will be including written remarks to support your adjustments or conclusions, check the Remarks checkbox at the bottom of the form. This signals that remarks are expected and ensures they are included when the form is linked to your Valcre Report. | |||||

Step 7: Add Appraiser and Reviewer Signatures The final section of each form requires the Appraiser’s Signature and the Reviewer’s Signature.

Step 8: Complete Additional Unit Type Forms (If Applicable) If your subject property has more than one unit type to analyze, scroll down on the same worksheet to find the next form. Each worksheet contains five forms in sequence. Repeat Steps 1 through 7 for each additional unit type you need to present. | |||||

Completing the Upon Completion and Upon Stabilization Worksheets
The Upon Completion and Upon Stabilization worksheets work the same way as the As Is worksheet, with one key difference: they pull comparable data from SURVEY2 instead of SURVEY1.
| Why two separate SURVEY sheets? The As Is scenario reflects the property’s current market conditions and uses comps from SURVEY1. The Upon Completion and Upon Stabilization scenarios reflect a future or stabilized condition, which may require a different set of comparables, for example, newly constructed properties or comps in a submarket with higher projected rents. These comps should be imported to SURVEY2 before completing these worksheets. |
Complete these worksheets only if your assignment requires Upon Completion and/or Upon Stabilization analyses. Follow the same steps (1 through 8) outlined above for each worksheet you need to complete.
Troubleshooting
If you encounter an issue not listed below, contact Valcre Product Support.

| Unit type dropdowns are empty or not populating | Confirm the UNITMIX sheet is fully completed and saved before loading the module. |
| Comp data is not pulling into the form | Confirm comps have been imported to the correct SURVEY sheet (SURVEY1 for As Is; SURVEY2 for Upon Completion/Stabilization). Reimport if needed. |
| The HUD-92273 option does not appear in the Load Module menu | Confirm your Add-in and Workbook versions are at the minimum requirement listed in the prerequisites and that you have purchased the Affordable Housing add-on. Contact your administrator if the option remains missing. |
| A form is partially populated but some fields are blank | Some fields require manual entry and do not auto-populate. Review all yellow-shaded fields and any fields with dropdown arrows. |
| I only need one or two scenarios, not all three worksheets | You can delete links to unused worksheets from your Valcre Report. The unused worksheets will still exist in the workbook but will not appear in the final report. |
