HUD Form 92274 is the Expense Analysis for Proposed or Existing Multifamily Residential Project. It supports the appraiser’s income and expense analysis by documenting the subject property’s operating expenses alongside those of comparable properties, with adjustments to arrive at a concluded expense estimate for each expense category.

The HUD 92274 module in the Valcre Workbook generates a single form that pulls operating expense data from the DIRECTCAP sheet via the IE_CONC sheet and the EXPCMP sheet. Because the form depends on a specific Chart of Accounts structure, the IE_IN sheet must be configured for HUD categories before the module is loaded.

Important: This module has a required pre-load setup sequence. Loading the module before configuring the IE_IN sheet and importing expense comparables will result in a form that does not populate correctly. Complete all setup steps in Section 2 before proceeding to Section 3.

This module produces one worksheet. Unlike the HUD 92273 modules, there is no multi-sheet or multi-scenario structure; one form covers the full expense analysis for the subject property.

Pre-Load Setup

Complete all three setup steps below before loading the HUD 92274 module. This setup configures the data sources the form depends on. You will visit two different sheets: IE_IN and EXPCMP during this process.

Why does this setup come before loading? The HUD 92274 form is built around HUD-specific expense category names. If the IE_IN sheet is using non-HUD categories when the module loads, the form will pull in data mapped to the wrong labels and the expense analysis will not align with HUD requirements. Setting up the categories first ensures the form populates cleanly.

 

Step 1:  Configure HUD Category Names on the IE_IN Sheet

The IE_IN sheet is where your subject property’s income and expense data lives. By default, it may be set to use a non-HUD expense category structure. You need to switch it to HUD categories before loading the module.

1a. Navigate to the IE_IN sheet in your Workbook.

1b. Locate the category name dropdowns at the top of the sheet. These control which expense category naming convention is used throughout the sheet.

1c. Click the dropdown and select HUD from the list of available options.

After selecting HUD, the Operating Expenses section of the IE_IN sheet will update to display HUD-standard category names (e.g., Management, Administrative, Operating and Maintenance, Taxes, Insurance, Replacement Reserve).
Snag_60ad7b3.png Pro Tip: If you have already entered expense data on the IE_IN sheet using non-HUD categories, switching to HUD categories will remap the labels but should preserve the underlying figures. Review your data after switching to confirm nothing shifted unexpectedly.

Step 2:  Import Expense Comparables to the EXPCMP Sheet

The EXPCMP sheet is where your expense comparable data lives. If you have not already imported expense comps, do so now.

2a. Navigate to the EXPCMP sheet.

2b. Import your expense comparables using the standard Valcre import process for that sheet.

2c. Confirm that all comparables you want to appear in the HUD 92274 form are present and that their data looks correct.

How many expense comps can the form accommodate? The HUD 92274 form supports up to five expense comparables. If you have imported more than five, the form will use the first five. Review which comps are positioned first on the EXPCMP sheet to confirm the right ones will pull into the form.

Step 3: Align Expense Category Dropdowns on EXPCMP

After importing your expense comps, you need to update the expense category dropdowns on the EXPCMP sheet to match the HUD category names you set in Setup Step 1. This alignment is what allows the form to correctly map each comparable’s expense data into the right rows.

3a. On the EXPCMP sheet, scroll down to the Expense Comparables Input table.

3b. For each expense category row, click the dropdown in the Category column.

3c. Select the corresponding HUD category name from the list. These names should match what is now showing on the IE_IN sheet.

  • Important: If the expense categories on EXPCMP do not match the HUD category names on IE_IN, the form will either leave rows blank or map expense data to the wrong categories. Take care to match the names exactly as they appear on the IE_IN sheet after switching to HUD categories.
Snag_60ad7b3.png Pro Tip: The category dropdowns on EXPCMP are populated from the IE_IN sheet dynamically. Once you set IE_IN to HUD categories in Setup Step 1, those same names become available in the EXPCMP dropdowns. You do not need to type them manually.

Loading the HUD 92274 Module

Once all three setup steps are complete, you are ready to load the module.

In the Valcre Ribbon, select Load Module HUD-92274

Completing the HUD 92274 Form

Work through the form from top to bottom. The steps below follow the order in which sections appear on the worksheet.

Step 1: Review Subject Property Information

At the top of the form, subject property information will auto-populate from your Workbook setup. 

If any of this information is incorrect, it must be corrected at the source (typically the HOME sheet or Workbook setup) rather than edited directly on the form.

Step 2: Enter the HUD Project Number

Locate the Project Number field near the top of the form and enter the subject property’s HUD Project Number manually. This field does not auto-populate.

Where do I find the HUD Project Number? The HUD Project Number is assigned by HUD and is typically found in the engagement letter, the MAP lender’s project file, or on prior HUD correspondence for the property. Contact your client or the lender if you do not have it before completing the form.

Step 3: Add Signatures

Near the top of the form, add the Appraiser’s Signature and Reviewer’s Signature in the designated fields.

3a. Navigate to the HOME sheet in your Workbook.

3b. Copy the Appraiser Signature from the HOME sheet.

3c. Return to the HUD92274 worksheet and paste the signature into the Appraiser’s Signature field..

Snag_60ad7b3.png Pro Tip: Your firm’s saved signatures are stored on the HOME sheet for consistent reuse across all HUD forms. Always copy from there rather than entering signatures manually.

Step 4: Review Auto-Populated Fields and Complete Manual Fields

Work through the main body of the form. Most subject property expense data will have populated from the DIRECTCAP sheet, using the conclusions made on the IE_CONC sheet. Review each section to confirm the data is correct, and complete any fields that require manual entry.

Note: Not all fields auto-populate. Look for blank fields and fields with drop-down arrows as you work through the form. Tab through the form systematically to avoid missing any required entries.

Step 5: Review Expense Comparable Data and Enter Adjustments

The lower section of the form displays expense data for your expense comparables, pulled from the EXPCMP sheet. This is where you document how the comparables’ expenses compare to the subject and support your concluded expense estimates

5a. Review each comparable’s expense data as it has populated. Confirm the figures and category labels look correct.

5b. If any comparable’s categories do not match the HUD categories on the form, return to the EXPCMP sheet and correct the category dropdown selections (see Setup Step 3).

5c. In the Adjustments columns, enter any dollar adjustments needed to reflect differences between each comparable and the subject.

5d. Use the HUD category dropdowns to the left of the expense table to update which category is displayed in a given row, if needed.


Troubleshooting

Expense rows on the form are blank or showing wrong categories Return to the EXPCMP sheet and confirm that each expense category dropdown is set to the matching HUD category name from IE_IN
Subject property data at the top of the form is incorrect Correct the source data on the HOME sheet or in Workbook setup. Do not edit the form fields directly, as they will break the formulas.
HUD-92274 option is missing from Load Module Confirm your Add-in and Workbook versions are at the minimum requirement listed in the prerequisites and that you have purchased the Affordable Housing add-on. Contact your administrator if the option remains missing.
More than five expense comps imported but only five appear on the form The form supports up to five expense comps. The first five on the EXPCMP sheet will populate. Reorder comps on EXPCMP if the wrong five are appearing.
Concluded expense totals look incorrect Check that all adjustment entries are dollar values. Also confirm that no expense category is double-counted by appearing under two different labels on the EXPCMP sheet.
I switched IE_IN to HUD categories after already importing comps to EXPCMP After switching IE_IN to HUD categories, go back to the EXPCMP sheet and update the category dropdowns in the Expense Comparables Input table to match the new HUD category names.
