Valcre for Government Release Notes

Table of Contents

October 8, 2026 | 2.7.0

  • Introduced the Cost Approach module in Valcre Online, giving users a dedicated workspace to build and manage cost approach records. Access the new Cost section from the sidebar navigation to view all cost records, filter, search, and sort the listing using the same fields available on the Properties grid, and open individual records for editing.
  • Added a Cost option to the Add menu on any Property record, allowing you to create and link a new cost record directly from the property without leaving the page. A section in the Related tab displays all cost records linked to a property with a direct link to open each one, and cost records can also be linked to a Job so cost analysis sits alongside the other records supporting an assignment.
  • Introduced the Edit Cost page with three tabs: Section Setup, Costs, and Insurable Cost. Each tab provides a structured workspace for configuring building sections, calculating direct and indirect building costs, and reviewing insurable replacement cost values.
  • Added multi-building and multi-section support on Section Setup. A single cost record can hold multiple buildings, each with multiple sections, and each section captures the attributes that drive the entire calculation: Occupancy Category and Type, Construction Class, Quality, Shape, Section Type, Occupancy %, Stories, Story Height, Gross Building Area, and ZIP / Local Area.
  • Added a Marshall & Swift integration through Cotality, alongside auto-fill from the linked property record. Property attributes such as Stories, Gross Building Area, and ZIP / Local Area populate from the property, while occupancy data, Building Type, Section / Page reference, publication date, base cost per square foot, and default component costs are retrieved from Marshall & Swift. Fetch Costs and Refresh Data pull current figures once a section is configured.
  • Added Direct Building Costs calculation on the Costs tab, applying Marshall & Swift base cost and component costs against the Local Area, Current Cost, Story Height, Number of Stories, and Floor Area / Perimeter multipliers to reach a Final $/SF and Direct Building Cost Total, shown per building and in aggregate.
  • Added component management for each section. Components can be selected from the Marshall & Swift library by category, including HVAC, vertical transportation, walls, and sprinklers.
  • Added an Additions area within Direct Building Costs for costs that fall outside the Marshall & Swift base calculation. Addition rows are subtotaled and carried into the Direct Building Cost Total.
  • Added Indirect Building Costs, Building RCN Reconciliation, and the Insurable Cost tab. Supported market range and concluded percentages produce an indirect cost total that combines with direct costs and additions into a Final Building RCN Total, and the Insurable Cost tab layers Indirect Costs, Entrepreneurial Profit, Demolition, and Replacement Cost Exclusion onto the Direct Building Cost Total to produce an Insurable Replacement Cost Total, a rounded value, and a $/SF figure.
  • Added Manual Override and Refresh Data controls. Manual Override unlocks Marshall & Swift sourced fields for editing within the cost record only, leaving the linked property record unchanged. Refresh Data pulls the latest property and Marshall & Swift values, with a confirmation dialog stating that existing data and manual edits will be replaced, and reflects building changes such as additions, deletions, and GBA updates in Section Setup and downstream.
