This update includes new PwC tables, leveraging an expanded dataset via the PwC US API. Also included are various Excel/VBA compatibility updates and bug fixes across key valuation sheets which will further ensure a smoother, faster valuation process.
Below is a summary of the updates, organized by sheet:
PwC sheet (NEW)
Expanded PwC Investor Survey Support: A new PwC sheet has been added, and more than two dozen additional PwC Opinion tables such as Market Conditions, Market Pricing, Cap Rate Forecast were added in a standardized format for PwC US API subscribers.
OAR & EXEC sheets
PwC Import Instructions: The Instructions for Importing PwC Excel Data popup was updated to match the enhanced importing feature, which can be viewed from both the OAR and EXEC sheets. Directions for the legacy bridge file import method are provided on the OAR sheet only.
RATE, DATA & OAR sheets
Formula Reliability in Legacy PwC Tables: Replaced the formulas in the legacy IA_PwCMarketData1–4 tables that pull directly from PwC_MarketImport_1–4 to work whether you import PwC data via the ribbon and choose a submarket on the OAR sheet, or import your legacy Excel file from PwC using the respective Import button. Only Average values are available as Low and High results are omitted via this method.
Additional Data available for PwC API Subscribers: Dropdown menus have been added to allow for Submarket selection within the Overall, Discount, and Residual Rate PwC tables. When re-selecting or changing markets, Submarket drop-down cells are cleared on all affected tables, and Market Selection drop-downs are auto-updated with the newly imported market name.
EXEC sheet
Exposure & Marketing Time Table Restored: Data for Marketing Time on the EXEC sheet is now available via the PwC API only and has been added back into the model. Users may still enter data manually if needed.
Each SOURCE cell now has a dropdown listing the markets imported via the Valcre ribbon.
Current, Previous, and Four Quarters Prior periods populate automatically from the DATA sheet (Marketing Time – Low/High/Average).
Additional feature allowing for Retrospective valuation has been added.
Backwards compatibility for legacy users has been enhanced to allow for manual input when data may not be available.
The formula behind EXEC → IA_RentRollComment was corrected and it now uses singular wording for 1 building and plural for multiple buildings.
DCF sheet
Toggling Use Expanded DCF (DCF!G8) now drives the actual data ranges used by IA_REV/IA_OPEX, ensuring those sheets match the DCF layout selected (macros required).
Reformatted Implied Cap and Cash-on-Cash to percentage format.
LISTS/DCF sheets
Vacant Space Size: Updated formulas for more accurate import from LEASEAUDITIMPT sheet.
LEASEUP sheet
Corrected misaligned SUMIFS formulas for cost calculations.
SURVEY1 / SURVEY2 sheets
Correct data now populates from DATA_Property to the SURVEY1 and SURVEY2 sheets of the workbook
COST sheet
The COST sheet now automatically opens the correct number of building columns.
Direct Cost additions default to No.
IE sheet
Show % of Rev now defaults to No.
TAX sheet
Arrows no longer overlap the Tax History chart.
SALE2 sheet
Enhanced the SALE2 comparison grid to display the same level of Income Information detail as the SALE1 sheet.
RENT Sheet & RENTROLL sheets
Percent Adjustments Logic: Updated formulas for RENT2, RENT3, RENT4 to match RENT1 and respect dropdown values.
Row Visibility in RENTROLL: Fixed hidden rows in tenancy and rent schedule sections.
CMA1 sheet
Corrected an issue where the CMA1 Under Construction chart was showing Deliveries values instead of Under Construction values. This has now been fixed and the chart accurately reflects Under Construction(Buildings) data in line with CoStar exports.
HOME sheet
As-Is Market Value is now the default.
Retrospective Market Value added to the dropdown list.
REGIONAL sheet
Fixed an issue where a second Excel window froze when using BLS pop-ups.
Additional Changes
Fixed an issue where Subject_Frontage (and Subject_Frontage2–4) didn’t refresh in the Valcre Report after being inserted from the workbook. These fields now pull current values from the SITE → Streets tables when you insert or update links in the Report templates.
Added Comma-Separated Number Formats for Acres: Implemented across EXEC, LAND1, LAND2, and SITE sheets.
Added option to place a North arrow on Maps per ROW/ED standards.
Removed ‘@’ symbol from all formulas to prevent errors in older versions of the workbook.

This workbook release includes support for uploading City, County, and State data in the DEMO sheet, an expanded ARGUS-centric option in the DCF sheet, and new projection and table-splitting capabilities in the IE sheet.

Split Table: Adds a second Operating History with Continued Forecast table (also included in the Word Report) for better readability when tables are large.
Negative Number Format: Allows selection of red or black to visually format negative numbers.

Added a new dropdown value labeled Multiple in the Adjustment 1 field.

Update to BLS regional Filters | May 7th, 2025
We've updated the cached BLS area filters used in the REGIONAL sheet to align with recent changes from the BLS API. This resolves issues affecting several regions, including Massachusetts and Connecticut.
For Connecticut users specifically:
BLS has transitioned from county-based data to Planning Regions. As a result, users will now need to make a manual selection in cell D19 on the REGIONAL sheet to choose the appropriate Planning Region. You do not need to change the Country value on HOME sheet.
This fix does not require a workbook update.

National Investor Survey table: OAR sheet
Retrospective Value:
Now you can choose between Current Quarter for the starting time period of your analysis, or a Previous Quarter represented in your dataset. Make your selection from the Year/Quarter dropdown in cell AD76. If you choose a previous quarter, the label to the left will update from “Current Quarter” to “Retrospective Quarter.”
If needed, use the “Reset Yr/Qtr” button to reset the “Market Name” and “Year/Quarter” fields.
Market flexibility:
Import data from multiple markets with different time periods. Populate this data into one chart below the National Investor Survey table within the shortest time period of imported market data.
Chart support
Now, modify National Investor Survey charts for your desired timeframe (five quarters, five years, ten years, all, or none) using the “Show Charts” dropdown. Note that you have the ability to show charts for shorter periods than the timeframe of the data you have imported (i.e import 10 years of data and create a chart displaying 5 years).
DCF support:
Now, pull in PwC data in the “Market Rent” and “Expenses'' dropdowns of the ASSMPTNS sheet. Choose “PwC'' to pull in PwC data, “Mkt. Participant” to leave the cell blank to manually enter data, or simply delete the cell if no data is available.
And, pull in Market Rent Growth Rate data in the Discounted Cash Flow (DCF) table on the DCF sheet from the “Concluded Market Growth Rate” field in the Market Rent Growth Rate Conclusion table on the RATES sheet.
HERE Maps: Updates to HERE Maps include several field label and UI changes supported by the latest HERE Map image API. HERE Maps in prior versions of the Valcre Workbook will no longer be available as of Summer 2024.
MAPS:
Subject map marker: Now appears with “Subject” above the map marker and features a new map marker style
Map Type label updates: Naming updates only; functionality stays the same
Aerial Map “Map Type” has been changed from “Hybrid” to “Map”

Access to PwC data:
To access PwC data, use the embedded links on the EXEC and OAR sheets to navigate to the PwC website. From there, download National Investor Survey data.
Data integration:
Use our new import tools on the OAR sheet to import up to 4 Market files to the workbook. The following fields will populate from the data import:
OAR sheet: “Capitalization Rates” dropdowns and “Year/Quarter” fields will populate from the data import.
EXEC sheet: Make a selection from the “Source” dropdown in the EXEC sheet to match OAR dropdown selections.

Formula fix:
A formula fix, affecting Microsoft Office versions 2016 or earlier, has been deployed to resolve a #VALUE! error appearing in several dropdown fields across the base Workbook which prevented certain portions of the workbook from transitioning to Canada depending on the value entered for the Subject_Country.
