Subdivision: Setting up the Valuation Workbook

The Subdivision Module in Valcre helps streamline land subdivision analysis, allowing you to appraise bulk land sales and individual lot sales all in one place.

This guide walks you through how to load the Subdivision Module into your Valuation Workbook, so you’re ready to tackle complex subdivision projects with confidence.

Why Use the Subdivision Module?

The Subdivision Module is designed to simplify complex subdivision appraisals by integrating:

  • Bulk land sales and lot sales in a single workflow

  • Discounted Cash Flow (DCF) modeling tailored for subdivisions

  • Easy-to-use inputs and analysis tools specific to land development

How-to Guide

Field Types Overview

Understanding the color coding in the Valuation Workbook helps you navigate and update data accurately:

Yellow: Manually enter or overwrite data.

Blue: Use drop-down menus to select from predefined options.

 

Green Text: Auto-filled from Valcre Online.

    • Caution: Avoid changing these unless the field is shaded yellow. Unshaded green text contains formulas critical to workbook functionality.

Turn Workbook Shading Off:

When you have completed the workbook, you can remove the shading by selecting this button from the Home sheet in the Valuation Workbook.

Setting up the Subdivision Workbook

Step 1: Load the Subdivision Module

  1. Open the Valuation Workbook.

  2. In the Valcre ribbon, select Load ModuleSubdivision.

This action adds six subdivision-specific sheets to your workbook:

Step 2: Load your Job

  1. Select Load Job from the Valcre Ribbon
  2. Choose the job you want to load, then select Load.

  • By default, only jobs assigned to you appear.

  • To view unassigned jobs, deselect the Assigned to Me checkbox.

  • Sort job listings by clicking any column header.

Verify the Job ID has populated in Step 1 of the workbook under Set Up Workbook.

 

Step 3: Enter Property Details

  • Property type: Select the appropriate type. In most cases, it will be Land
  • Property Subtype: Choose the relevant subtype (e.g., Subdivision - Residential Land).
  • Property Occupancy Status: Select the current status.
  • Property Description: (Optional) Enter descriptive details.

 

Step 4: Select the Template

Pick the applicable Template for your project.

Step 5: Select the Modules

In this guide’s example, we will select Land Module 1 and Land Module 2 as well as DCF

Snag_60ad7b3.png Pro Tip: The DevMethod sheet (custom DCF) will handle most subdivision cash flow modeling. However, the standard DCF sheet includes a Discount Rates Table useful for the Income Approach.
We recommend enabling both DevMethod and the standard DCF sheet for comprehensive coverage.

 

Step 6: Set Up the Workbook 

  1. Select Set Up Workbook to finalize your setup.

Your Valuation Workbook is now ready! Head to the CMA6 sheet to begin your Market Analysis
