Valcre Banking offers a free, cloud-based platform where banks can:

Import BRAVE files from any appraiser (unlimited imports)
Store appraisal data in a searchable, structured database
Search across properties by location, type, value, date, or custom criteria
Compare valuations side-by-side across your portfolio

Who Should Use This?

This trial is for banks, not appraisers.

If you're an appraiser, you don't need this tool—you export BRAVE files from your appraisal software (like Valcre's BRAVE Export) and deliver them to banks. This trial is for the banks receiving those files.

Getting Started

Step 1: Create Your Free Account

  1. Visit app.valcre.com/signup
  2. Follow the onscreen directions to set up
  3. Log in to Valcre Banking

No credit card required. No expiration date.

Step 2: Navigate the Interface

Import - Upload BRAVE files from appraisers
Jobs - View all imported appraisal assignments
Properties - Browse property-level data
Sales - Review comparable sales data
Expenses - Analyze income/expense data

 

Top Navigation:

Global Search Bar - Quickly find any job or property by keyword 

Your Account (top right) - Update profile, view usage, upgrade options

Step 3: Import Your First BRAVE File

  1. Select Import in the left navigation
  1. Select Choose File
Select your BRAVE file (.csv or .xlsx)
Select Import

What happens next:

  • Valcre reads all 99 BRAVE fields
  • Creates or updates the Job record (appraisal assignment)
  • Creates or updates the Property record (subject property)
  • Extracts any Sales comparables (if included)
  • Extracts any Expense data (if income approach used)

View Results:

  • Select Results next to your imported file
  • See summary of what was imported
  • Select links to jump to specific records

Skipped Records: If you import the same BRAVE file twice, Valcre will skip duplicate records to avoid creating duplicates in your database. This is normal, it means the data was already imported previously.


Understanding Your Data Structure

BRAVE files import into four main areas:

Jobs (Appraisal Assignments)

What's here:

  • Client information
  • Appraisal purpose and date
  • Property address
  • Appraiser details
  • Valuation conclusions (As-Is, Prospective, etc.)
  • Multiple valuation scenarios (if applicable)

Use this to:

  • Track all appraisals you've received
  • Find a specific appraisal by file number or property address
  • Review appraiser performance (who's delivering clean data?)
  • Monitor turnaround times

Properties (Subject Properties)

What's here:

  • General property info (address, type, zoning)
  • Site data (land size, topography, access)
  • Improvement data (building size, age, condition)
  • Property-specific fields (office: # of floors; multifamily: # of units; hotel: # of rooms)
  • Tax assessments
  • Building details (for multi-building properties)

Use this to:

  • Compare properties across your portfolio
  • Track property valuations over time
  • Identify similar properties for benchmarking
  • Monitor property characteristics (occupancy, condition, etc.)

Special Features:

  • Multiple parcels supported
  • Multiple buildings supported (for multi-building complexes)
  • Unit counts (for multifamily or self-storage)
  • Comments section (read-only in trial)

Sales (Comparable Sales)

What's here:

  • Sale price and list price
  • Sale date
  • Property characteristics of the comparable
  • Links back to the subject property where it was used

Use this to:

  • Build a comp database over time
  • See which comps are being used repeatedly
  • Identify market trends (sale prices increasing/decreasing?)

How sales are created: If the appraiser's BRAVE file includes comparable sale data for the subject property's recent sale, Valcre will create a sale record. Over time, you'll build a database of sales from across your appraisal portfolio.

Expenses (Income Data)

What's here:

  • Gross potential income
  • Vacancy and credit loss
  • Operating expenses (by category)
  • Reserves for replacement
  • Total expenses
  • Net operating income (NOI)

Use this to:

  • Compare operating expenses across similar properties
  • Benchmark NOI and cap rates
  • Identify properties with unusually high/low expenses
  • Track income property performance

How expenses are created: If the appraiser used the income approach and included income/expense data in the BRAVE file, Valcre will create an expense record linked to the property.


Search & Filter Features

Every page (Jobs, Properties, Sales, Expenses) has powerful search capabilities:

Quick Search

Use the global search bar (top of page) to find any job or property instantly by:

  • Property address
  • File number
  • Appraiser name
  • City or state

Advanced Filtering

Click Filters on any search page to narrow results by:

  • Date range (appraisal date, effective date, import date)
  • Property type (office, retail, industrial, multifamily, hotel, etc.)
  • Location (city, state, zip)
  • Value range (as-is value, prospective value)
  • Appraiser or firm

 

Customize Your View

Click Columns to:

  • Add or remove columns from the results grid
  • Reorder columns by dragging
  • Sort by any column (click column header)
  • Save your preferred layout

 

Example workflow: "Show me all multifamily appraisals in Chicago from the last 6 months with appraised value over $5M"

  1. Go to Properties
  2. Select Filters
  3. Set: Types = Multifamily, City = Chicago,Value Date = Last 6 months, Appraised Value> $5M
  4. Click Apply

Troubleshooting

Problem: Import failed or shows errors

Cause: BRAVE file may be corrupted or not properly formatted

Solution:

  1. Ask the appraiser to re-export the BRAVE file and validate using the validator tool.
  2. Verify the file is .csv or .xlsx (not .pdf or other format)
  3. Try importing again
Problem: Some fields are blank in imported data

Cause: Appraiser didn't complete those fields in their BRAVE export
Solution:

  1. Check the original BRAVE file, are those fields populated there?
  2. If not: Ask appraiser to complete missing fields and re-export

 

Problem: Duplicate records appearing

Cause: Same property appraised multiple times, or same BRAVE file imported twice
Solution:

  • Multiple appraisals of same property = normal (different jobs, same property)
  • Same file imported twice = Valcre should skip duplicates automatically

 

Problem: Can't find a specific record

Cause: Search filters too narrow, or data not imported yet
Solution:

  1. Clear all filters and try global search
  2. Verify the BRAVE file was successfully imported (check Import history)
  3. Check if you're searching the right section (Jobs vs. Properties vs. Sales)
