Hospitality: Using the Expense Comparable Sheet in the Valuation Workbook

This sheet contains the tables for the Expense Comparable data presentation and is meant to work in tandem with the Smith Travel Host Report. 

This guide shows you how to use the Expense Comparable sheet in your Hospitality Workbook.

Pre-Requisites 

  1. Subscription Tier: 
    • Enterprise: Included with the Subscription fee
    • Professional: Available as an Add-On
      • Please contact the Client Success Manager if you want to upgrade your subscription to access the Valcre Hospitality Workbook and Word Report template. 
  2. Downloaded Hospitality Template from Valcre Online.
  3. Set up the Hospitality Valuation Workbook  & complete all previous sheets.

Step 1: Access the Expense Comparable Data Presentation sheet

Select H_EXPCMP from the bottom or left side menu.

The sheet is set up in the following order:

  • Table 1 - Contains the STR Host report, which was brought in from the HDATA5 sheet. 

  • Table 2 - Contains the data for Comparable One

  • Table 3 - Contains the information for Comparable Two
  • Table 4 - Contains the information for Comparable Three

 

STR Host Table

Step 1: Input the STR Host report data into HDATA5 

Step 2: Add the STR Host Rentals & Other Expense information.

Step 3: Input the Other Undistributed Expenses information.

Step 4: Review the Operating Comparables that have been created based on the data from the STR Host report. 

Step 5: Describe the summary and call out anything that needs additional attention for the reader's understanding

 

Comparable Tables

Step 1: Identify each Comparable's Room Count, Occupancy, and ADR.

Step 2: Enter the Nominal dollar amount for each chart of accounts within each Comparable 

Step 3: Describe the summary and call out anything that needs additional attention for the reader's understanding

 

Adding the Tables to your Report (if not already added).

A few options exist for adding the table(s) to your word report. 

  1. All four tables added as one table
  2. Add each table individually
    1. Use the Insert Link feature in the Word Report to insert the table using the table names at the bottom of each table.
      1. HIA_HostExpCopm
      2. HIA_ExpCompTable1
      3. HIA_ExpCompTable2
      4. HIA_ExpCompTable

  1. Add all three comparable tables as one table
    1. Unhide the column to the left of Comparable One, and copy and paste the field labels displayed in the STR Host table.

 

Pro tip: Change the color of the text from white to black to view.  

 

HRDATA5

Step 1: Unhide the sheets (right-click on the sheets at the bottom and select unhide) and navigate to HDATA5

Step 2: Copy and paste the Smith Travel Host Report report page into the HDATA5 sheet. This will update the first table from the Expense Comparable Data Presentation: STR Host Limited Service 2020 accordingly.

Pro-tip: This sheet is set up to be very flexible. You can rename the fields in the STR Host Limited Service table to match the field name on HDATA5 if our default names are not precisely matched. 

 

Once you have completed all necessary information in the Expense Comparable Datasheet, you can move on to the Income and Expenses sheet in the Hospitality Workbook.
