Use the CMA1/2 sheets in your Valuation Workbook to transform three CoStar exports into clean, market-level charts and tables for your valuation reports. In one place, you can import Market, Submarket, and Enhanced Market Analysis exports, set analysis options (years, rent type, forecast), and export charts to your Market Analysis report, saving hours of manual clean-up.
Step 1: Open the CMA1 sheet & import CoStar exports
Open the Valuation Workbook and select the CMA1 sheet in the bottom navigation.
Import the Market, Submarket, and Enhanced Market Analysis export files exported from CoStar using the Import buttons at the top of the sheet.
Supported formats: xlsx
Step 2: Set up the sheet (choose analysis options)
Analysis Type: Select which type of analysis is being performed.
Analysis Depth: Choose how many years of historical data to include.
Rent Analyzed: Choose applicable selection
This setup utilizes the Market and Submarket exports to populate the supply, vacancy, Rent, and net absorption tables, as well as the deliveries and under-construction tables, and the long-term and short-term rent graphs.
The Enhanced Market Analysis import will be set up further down the sheet in the Enhanced Market Analysis 1 chart.
Step 3: Adjust the Vacancy and Rent graphs
Locate the Vacancy & Rent graphs section
Pro tip: Quickly navigate the workbook sheet by using the arrows next to the other tables/charts to move up or down a section.
Set High and Low value fields to control the graph scale. These fields are to the left of the charts.
Select Click here to set graphs to finalize the graphs.
Optional: Complete Market Analysis Summary, Deliveries Summary, Under Construction Summary Comments boxes. (Workbook version 1.7.1+)
Use the Narrative Writerfunction (Must have: Valcre AI add-in, workbook version 1.7.1+ and add-in add-in 2.1.1+). to create your preferred narrative style. Make any changes by typing directly into the narrative box before selecting Use Narrative.
The content created by the Narrative Writer does not pull into the reports at this time. To add the content controls please follow the directions in the helper file. If you would like this content permanently included in your report, please send your non-linked report with the content controls added in the applicable section to Valcre Support.
Step 4: Enhanced Market Analysis 1
Locate the Enhanced Market Analysis1 section.
Pro tip: Quickly navigate the workbook sheet by using the arrows next to the other tables/charts to move up or down a section.
All charts have been generated using the Enhanced Market Analysis export. These charts display the deliveries, absorption, and vacancy rates for both the market and submarket, as well as the market rent, vacancy rates, market sale prices, and submarket inventory levels.
Configure chart view options:
Forecast: Toggle On or Off to include or exclude forecasted values in the charts.
Years: Choose Last 5 Years or All Years to control the time range displayed.
Preview the charts for Deliveries, Absorption, Vacancy, Market Rent, Market Sale Price, and Submarket Inventory.
When satisfied, these charts are automatically pulled into the Market Analysis section of your report.
CMA2 sheet: Secondary Analysis
Purpose:CMA2 is a near clone of CMA1 for running a parallel analysis (e.g., a second market or mixed-use scenario).
The only difference is that CMA2 does not have support functionality for the Enhanced Market Analysis. (If you need Enhanced Market Analysis for two separate markets, you may use a second workbook and link the two in your report.)
How it behaves:CMA2 independently imports, and the setup on CMA2 does not change CMA1 (unless you intentionally copy settings).
If you don’t need it: Right-click the CMA2 sheet tab and select Hide. (To unhide: right-click any sheet tab → Unhide → choose CMA2.)

FAQ / Troubleshooting
Q: The dates are incorrectly displayed in the Market and Submarket Data Summary chart.
A:Double-check the Date of Value on the HOME sheet (Row 333), the data displayed for the Market/Submarket is tied to that date
Q: The Enhanced Market Analysis chart is not displaying the Graph Bars
A: Double-check the property type that is used on the HOME sheet.
For example, when the export is Retail and the Property Type selected on the H41 cell on the HOME sheet is Multi-Family, the Enhanced Market Analysis will not show the bar graphs correctly.
Q: How do I hide or delete CMA2?
A: To hide: Right-click the CMA2 tab → Hide.
Do not delete sheets; it will cause workbook errors to form and prevent their usage in the Report.
Q: How do I export these files out of CoStar?
A: Each file has specific requirements for setting up the export out of CoStar. Please review the guide for each export to ensure you are populating the right export and will not receive any import errors.
