Valcre Workbook: EXEC- Executive Summary sheet

This guide will teach you how to use the EXEC- Executive Summary sheet in the Valcre Valuation Workbook.

  1. Subscription Tier: Professional or Enterprise
  2. Valcre Ribbon Add-On
  3. Current Valcre Valuation Workbook downloaded and set up
  4. If doing an Income Approach and using PwC in the Exposure & Marketing Time table - load PwC reports in the OAR sheet

Access the Exec sheet by selecting EXEC from the bottom or left-side menu selectors.

Key Physical Characteristics

This comment box defaults to a formula to pre-populate in various data from other areas of the Valuation Workbook via Valcre Online - saving you time. If you want to edit or add to the comment, select F2, then select F9 to convert the formula into output text. 

Key Economic Characteristics

This comment box defaults to a formula to pre-populate in various data from other areas of the Valuation Workbook and Valcre Online - saving you time. This comment will be generated once the RENTROLL sheet has been completed. If you want to edit or add to the comment, select F2 and F9 to convert the formula into output text. 

Key Appraisal Problem being solved.

This comment box is intended for manual entry. Here, you can detail the key appraisal problems being solved and simply need to overwrite the placeholder text.

 

Executive Summary - Property Identification, Site Description, Improvement Description, Qualitative Analysis

These sections are primarily populated with the information entered into Valcre Online.

  • If you want to change this information, you must update the record in Valcre Online and reload the Workbook

However, several fields depend on completing other areas of the Workbook further along in the process (for example, the value for Seismic Risk will populate once this field has been filled on the SITE sheet). This table will appear complete once the "Front Half" portion of the Workbook is completed.

These charts will appear in your report as shown in the Workbook. To remove any data, right-select the row you do not wish to display and select Hide

Pro tip: As with any table, do not delete columns or rows; it will cause workbook errors to form and prevent their usage in the Report file.

Highest & Best Use

This table will pre-populate after completing the SITE sheet in the Workbook, using the data input there. 

Exposure & Marketing Time

This table will pre-populate after completing the Exposure & Marketing Time chart located on the EXEC sheet.

Strengths, Weaknesses, Opportunities, & Threats

This table has a yellow field, indicating that you can type freely into the boxes provided. 

Step 1: Enter your notes regarding the SWOT analysis for this job. 

Exposure & Marketing Time

Step 1: Select if you are using the PwC Real Estate Investor Survey.

  • Selecting Yes will activate the PwC Real Estate Investor Survey section of the in the Exposure & Marketing Time table. 
  • By default, this is set to No.

 

Pro tip: The drop-down names in this table will automatically match the imported data from PwC (imported on the OAR sheet) but can be manually entered if you are not doing an Income Approach or Discounted Cash Flow.

 

Step 2: Select the Number of PwC Markets you are using. This will adjust the table accordingly.

Step 3: Select whether you are using the Market Participant Survey and how many participants you will include.

  • Note: This section will activate at the bottom of this table. You will simply need to overwrite the placeholder text to fill out your Market Participants and Company information. Snag_e1fb41.png

 

Step 4: Select if you are using Sales Comparables.

Step 5: Select if you would like to include General Trend.

Step 6: Select if you would like to include Most Profitable Buyer.

  • Note: This will include the Most Profitable Buyer line at the bottom of the table.

Step 7 (if applicable): You can adjust your quarters accordingly to accommodate a retrospective valuation.

Step 8: Manually enter the month range from low to high and average. 

  • Note: The overall Average will be calculated at the bottom.
