The Demographics (DEMO) sheet in the Valcre Valuation Workbook allows you to quickly and accurately import demographic data from STDB with just a few clicks. This streamlines the process of analyzing and presenting population data in your Valuation Report—without needing to manually copy/paste or reformat.
Prerequisites
- Valcre Subscription: Professional or Enterprise plan

Workbook Version: 1.6.1.0 or higher

Exported Files: Demographic data files downloaded from STDB (Site To Do Business).

Local Area & MSA Demographics
This video will walk through the Local Area and MSA table, full guide will follow below.
Step 1: Set Up the Local Area and MSA table
Summary or Full Table View
At the top of the DEMO sheet, you’ll see a dropdown labeled "Summary Chart." Choose the option that best fits the scope of your report:
- Yes – displays a simplified summary chart
- No – displays the full demographic detail tables
Include MSA
If you are importing a MSA demographics file, select Yes in the Include MSA drop-down. This will add the MSA columns.
Step 2: Import Your Files
Import Local Demographics
- Select the Import 1,3,5 Demo button
- In the file finder window, locate and select the Local demographic file exported from STDB
- Select Open
The Local Area Demographics table will populate with data for the 1-, 3-, and 5-mile radius around the subject property.
Import MSA Demographics (Optional)
If you choose to include MSA demographics:
- Select Import MSA Demo button.
- In the file finder window, locate and select the exported MSA demographic file from STDB
- Select Open
The MSA column in the Local Area & Demographics table will populate automatically.
Once your data is imported, it will carry over to the Local Area Analysis section of your Valuation Report after syncing the workbook and report.
Geography & MSA Demographics (New Table)
Workbook version 1.6.1.0 introduces a new table that allows you to populate any three geographic areas of your choice—ideal for urban or high-density markets, in addition to presenting the data for Local Area and MSA Demographics.
You can now include data for:
- City
- County
- State
This table provides additional flexibility when a standard radius or MSA analysis isn’t sufficient.
Setup Instructions:
- Use the same steps as above to import your STDB data
- Instantly populates the Geography & MSA Demographics table in the DEMO sheet
📝 Note: This table does not currently auto-populate the Valuation Report narrative. To include it in your report:

Housing Summary Table (New Table)
This table, newly added to the DEMO sheet available with workbook versions 1.6.1.0 or higher, will be populated using the data imported from Local and MSA exports for the affordable housing template allowing you to fulfil any requirements for establishing demand for population that needs new subsidized housing.
If you are using this table, enter the Median Year built in the yellow fields
