Valuation Workbook: Using the RENTROLL sheet (Multi-Tenant)

This video will demonstrate using the RENTROLL sheet for Multi-Tenant properties.

 

Written Guide

Step 1: Enable the single tenant lease table

  • Select the Tenancy Type:
    • Choose Multi-tenant from the tenancy type dropdown to enable the Multi-Tenant RentRoll table.



  • Select Occupant Type:
    • Partially occupied by owner: Removes the Multi-Tenant Rent Roll table.
    • Occupied by Third-Party Tenant: Displays the Multi-Tenant Rent Roll table for completion.

Step 2: Set up the lease table

Recent Leasing Activity Start: Enter the date when the most recent leasing activity started.

Revenue to Analyze: Choose between Current In-Place or Forecast 12mos to analyze.

Show Expanded columns: Includes additional columns for average rent escalations, tenant improvements (TI’s), free rent, and options.

If using Rockport Val or Argus for DCF: 

    • Number of Market Leasing Assumptions:  Set up to 20 MLAs and identify these MLAs in the MLA fields below. 
    • The number must match the number listed in Argus/V

If not using Rockport Val or Argus for DCF: 

    • Number of Tenant Groups: Set up to 20 tenant leasing groups. Identify these groups in the Tenant Group fields below.

 

Step 3: Populate the table 

Fill in the table with the relevant data information for both Occupied and Vacant Space as needed.

Snag_60ad7b3.png Pro tip: For Argus or Rockport Val DCF, Tenant details auto-populate; feel free to adjust the Tenant Names in the yellow-shaded field as needed by typing directly into the field(s).

Step 4: Finalize the table

  • To clean up the presentation, select Click here to hide unused rows. This will remove all rows that are not being utilized.

Once completed, this table will correspond with the Direct Cap table in the DirectCap sheet.
