This video will demonstrate using the RENTROLL sheet for Single-Tenant properties.
Written Guide
Step 1: Enable the single tenant lease table
Select the Tenancy Type:
Choose Single tenant from the tenancy type dropdown.
Select Occupant Type:
Owner Occupied: Removes the lease table.
Occupied by Third-Party Tenant: Displays the lease table for completion.
Step 2: Set up the lease table
Number of Rent Schedule Years: Choose how many rent schedule years you'd like to analyze.
Number of Renewal Option Terms: Defaulted to one. You can select up to 10 renewal options.
Tenant Leasing Group: This will auto-populate based on the tenancy type as Single tenant. Adjust if needed.
This group will represent the market rent conclusion that you will finalize in the income approach module.
Tenant Analysis:
Yes: Opens the tenant analysis table for completion. Fill in the yellow shaded fields.
No: Hides the tenant analysis table.
Revenue to Analyze:
Select the revenue type you want to analyze
Step 3: Populate the lease table
Enter the applicable information in the yellow shaded cells and use the blue shaded drop-downs as needed to fill in details.
Step 4: Review and update (if applicable) the average escalation per year.
This value is auto-calculated for you. However, if necessary, you can overwrite it with your own calculation.
Step 5 (Optional): Complete the Single Tenant RentRoll Summary comment. (Workbook 1.7.1+)
Use the Narrative Writerfunction (Must have: Valcre AI add-in, workbook version 1.7.1+ and add-in add-in 2.1.1+) to create your preferred narrative style. Make any changes by typing directly into the narrative box before selecting Use Narrative.
