Valuation Workbook: Using the LOCAL - Local Area Development sheet

The Local Area or Neighborhood Area Development sheet in the Valuation Workbook helps you quickly transform raw CoStar data into polished, map- and chart-based visuals for your appraisal report.

Step 1: Export Local Area data from CoStar

Step 2: Set up tables and charts

  • Area Type: From the drop-down, select either Local or Neighborhood.

  • Radius Label: Select from the drop-down. This updates your table labels automatically.

  • Map Type: Pick the style of map you want from the drop-down (e.g., aerial, street, hybrid).

  • (Optional) Map Pin Color: Change the color of the map pins to visually differentiate your data points.

Step 3: Import the CoStar file

Select IMPORT LOCAL AREA and select your exported CoStar file.

  • Your data will automatically populate the corresponding charts and tables on this sheet.

Step 4: Generate Maps

Select GET MAPS to automatically pull maps into your workbook based on your settings from Step 2.

Step 5: Add an optional North Arrow to make your map(s) easier to interpret. (This feature is only available in workbook version 1.6.2.0 or higher.)

  • Drag and drop the North Arrow onto your map.

  • Position it where you want and rotate it so it points north.

All tables and charts created in this sheet will pull into the Local Area Analysis section of your report as they appear in this sheet. 

Step 6: Review Recent Development Comment | Developments Under Construction Comment | Proposed Development Comments

Use the Narrative Writer function (only available with workbook version 1.7.1+ and add-in add-in 2.1.1+) to create your preferred narrative style. Make any changes by typing directly into the narrative box before selecting Use Narrative.

Older versions of the workbook/add-in: This comment box uses a formula to automatically pull data from other areas of the Valuation Workbook via Valcre Online.

  • To edit or add to the comment: Press F2. + F9 to convert the formula into plain text.
