This guide will cover the initial setup of your Workbook and the process of setting up a PPA: Purchase Price Allocation for your Commercial or Multi-Family property. 

This feature is currently in BETA TESTING and not yet available for all Valcre clients. We will share when it will be available for add-on purchase soon. If you are interested in being a part of our beta program, please contact your Client Success Manager.

Prerequisites

  • Subscription: Professional + Enterprise
    • PPA Add-on purchased and implemented
  • Version Requirement:
    • Workbook: 1.6.3.1 or higher
    • Add-in: 2.0.12.0
  • Completed Workbook: up to PPA modules
    • Recommended: Argus Package import (Commercial)
    • Recommended: Completed Expanded Cost Approach

 


Commercial setup

Step 1: Set up your workbook

Snag_60ad7b3.png Pro Tip: Make sure to enable the Income + Commercial Leases-Rent 1 module, as this will give you access to the RENTROLL sheet

 

 

Step 2: Enable the DCF module for Argus

 

 

Step 3: Enter the Subject Transaction History on the HOME sheet

Step 4: Import your Argus package or individual reports directly on the DCF sheet using the legacy import method. 

  • This will take care of populating your RENTROLL sheet with data from your Argus package or individual report, which will be used to populate the PPA module worksheets
  • The Argus reports will also include additional data to power the PPA module, such as MLA data and information used to populate per-tenant cash flow tables

Not using an Argus DCF? 

  1. Manually enter your subject property rent roll on the RENTROLL sheet
  2. Complete set up of your MLA’s by manually entering this data on the PPA_EXEC sheet.

Step 5: Load the PPA for Commercial Module. 

  • In the Valcre Ribbon, select Load Module → PPA_ASC805_COM

Multi-family set up

Step 1 :  Set up your workbook

Snag_60ad7b3.png Pro Tip: Enable the Survey + Subject Unit Mix - Survey 1 module. This will give you access to the UNITMIX sheet.

 

Step 2: On the UNITMIX sheet, import your subject unit mix from Valcre Online or manually enter it. 

  • You can also utilize the Alternate Multifamily Rent Roll option to input your entire multifamily property’s rent roll and generate your Unit Mix. This can be enabled from the UNITMIX sheet:

Step 3: Load the PPA module for Multi-Family

  • In the Valcre Ribbon, select Load Module →PPA_ASC805_MF
Step 4: Complete set up of your MLA’s by manually entering this data on the PPA_EXEC sheet.

Your Valuation Workbook is now set up. Head to the PPA_EXEC sheet to complete the setup for your PPA module.
