This guide will cover the initial setup of your Workbook and the process of setting up a PPA: Purchase Price Allocation for your Commercial or Multi-Family property.

Pro Tip: Make sure to enable the Income + Commercial Leases-Rent 1 module, as this will give you access to the RENTROLL sheet
Step 2: Enable the DCF module for Argus
Step 3: Enter the Subject Transaction History on the HOME sheet
Step 4: Import your Argus package or individual reports directly on the DCF sheet using the legacy import method.
This will take care of populating your RENTROLL sheet with data from your Argus package or individual report, which will be used to populate the PPA module worksheets
The Argus reports will also include additional data to power the PPA module, such as MLA data and information used to populate per-tenant cash flow tables
Pro Tip: Enable the Survey + Subject Unit Mix - Survey 1 module. This will give you access to the UNITMIX sheet.
Step 2: On the UNITMIX sheet, import your subject unit mix from Valcre Online or manually enter it.
You can also utilize the Alternate Multifamily Rent Roll option to input your entire multifamily property’s rent roll and generate your Unit Mix. This can be enabled from the UNITMIX sheet:
