PPA Module: Exec sheet

This sheet will serve to set up your Purchase Price Allocation appraisal. Here you can review the property information imported to your workbook, market leasing data, and purchase price allocation information. This sheet is available for both Commercial and Multi-Family properties. 

This feature is currently in BETA TESTING and not yet available for all Valcre clients. We will share when it will be available for add-on purchase soon. If you are interested in being a part of our beta program, please contact your Client Success Manager. 

Prerequisites

  • Subscription: Professional + Enterprise
    • PPA Add-on purchased and implemented
  • Version Requirement:
    • Workbook: 1.6.3.1 or higher
    • Add-in: 2.0.12.0 or higher
  • Completed workbook
    • Recommended: Argus Package import (Commercial)

Step 1: Review Property Information

  • The information in this section is coming from the Subject Property details entered in Valcre Online; this will also be reflected on the Subject Property Details on the HOME sheet.

Update the applicable fields in Valcre Online and reload your job. 

Step 2: Review applicable Valuation Related Information

  1. Review Purchase Price and Sale/Purchase Date
    • These fields will populate from the Subject Transaction History on the HOME sheet

  1. Enter Legal Fees

Step 3: Review Market Leasing Data

  1. Enter your Lease, Market, and Expense Growth Rates
  1. Review MLA information
    • If you are not importing an Argus DCF, you can manually enter your MLAs and applicable information
  1. Complete the remaining applicable details
