This sheet is where you can present rate survey information from a variety of sources, including PwC. This sheet is flexible and will allow you to present data from a number of different Real Estate Publications.

This feature is currently in BETA TESTING and not yet available for all Valcre clients. We will share when it will be available for add-on purchase soon. If you are interested in being a part of our beta program, please contact your Client Success Manager. 


Prerequisites

  • Subscription: Professional + Enterprise
    • PPA Add-on purchased and implemented
  • Version Requirement:
    • Workbook: 1.6.3.1 or higher
    • Add-in: 2.0.12.0 or higher 
  • Completed workbook
  • PwC subscription

Step 1: Access the PPA Rates sheet by selecting PPA_Rates from the bottom navigation menu

Step 2: Complete Overall Capitalization Rate table

  • Review PwC Information - These rows will prepopulate once you have imported National Investor Survey data from PwC on the OAR sheet
  • Add Capitalization Rate data from additional real estate publications (RERC, IRR Viewpoint, CoStar Market Analytics)

Step 3: Complete Terminal Capitalization Rate table

  • Review PwC Information
  • Add Terminal Cap Rates from RERC or additional publications. (IRR Viewpoint, CoStar Market Analytics)

Step 4: Complete Discount Rate table

  • Review PwC Information
  • Add Discount Rate data from additional real estate publications (RERC, IRR Viewpoint, CoStar Market Analytics)

Step 5: Review and complete additional rate tables

  • You will need to manually input Rate data from your selected PwC Market into these tables
  • You can also include data from additional real estate publications in the Vacancy & Credit Loss and Market Rental Growth tables
Step 6: Complete Market Rental Rate table
Step 7: Review Marketing Time Estimate
Step 8: Hide any unused rows
